Building on Mallorca can be a bit of a NIGHTMARE if you are new here, do not know the language or the laws, and do not have someone to help guide you correctly throught the proceedures to get the job done properly, smoothly and without problems.
I have been on the island 35 years and have personally done quite a few private projects, penthouses, garages, businesses and from those many years of experience, it has been an education in itself.
It will be a genuine pleasure to act as your assistant in carrying out you plans, be they big or small, anywhere on the island, be it an apartment, a business or a villa, a farm , a mansion or a ruin - I have the right connections and people who can do the job properly.
Legally most ALL renovation - reform and or construction work needs to be presented to the town hall for approval and the payment of a "Tasa" or tax - the amount of which depends on the size and scope and cost of the works planned.
If you DO NOT declare any such work done, you run the risk of being discovered and if the papers are not in order, you could suffer a stiff FINE and worse still, be made to TEAR DOWN any works already done. So please, BEFORE starting with hammers and bricks, PLEASE ASK about what should be done regarding this job or reform.
IF the renovation work is to be carried out inside your home or apartment, and its not a large major job, usually you may simply go ahead and not worry about registering it as long as the work does not involve changing the structure or the physical condition of your property. The rule here is ALWAYS ASK and SEEK ADVICE - and this is one of the services we are pleased to offer.
IF you are renovating a BUSINESS, its important that a technical engineer is called in to draw up the project for you, in the proper way that meets the new laws of the local TOWN HALL, and that can be legally presented for approval. Do not ever try to do any major changes on your bar, restaurant, shop, hotel or similar without consultation. The penalty could be you business will be shut down and the licence revoked until everything is done as it is supposed to be according to current legislation.

The SAME sort of technical engineer is needed for EXTERIOR reforms to your apartment and most importantly, your VILLA, FARM or a RUIN. In some cases, an ARCHITECT is also needed. This way, he will liaise or co-ordinate these works within the boundries and laws of the local town hall.
The TIMING of major exterior works in some areas is very important. For example, in touristic resorts and areas, no noisy exterior work maybe carried out during the months of JUNE - JULY and AUGUST. Once again, its imporant to ASK before starting.
We have accumulated excellent contacts of professionals who carry out reliable work at reasonable prices. Do NOT be afraid if the job is merely CHANGING A LOCK or fixing a LEAK or repairing a BROKEN WINDOW. We know who to recommend for what size and kind of job.

In some cases, electrical work may need a special qualified worker who can issue a "Boletin" or cetrificate that the job was done by a CERTIFIED electrician so that the electric company can install or connect your property with electricity meters and power. There are a lot of good NON SPANISH electricians who do work for home owners, but ONLY a SPANISH CERTIFIED electrician can issue a document that is accepted by the ELECTRIC COMPANY for connection to the electrical grid and a meter on Mallorca.
PLUMBERS: There are also a lot of very good and experienced plumbers of verious nationalities on the island. Mallorca has access to the latest in materials technology, so the quality of materials available here is the same as in the rest of Europe. Its important that we confirm with the plumber what materials he is using, for example PVC piping, copper and similar. Electric hot water heaters can be a disappointment as the water on Mallorca, that is, the TAP water, is usually high in minerals and calcium and this is the enemy number one of hot water heaters. The calcium or CALC builds up on the heating element, making the boiler inefficient and eventually it will burn out. Do not be surprised that in some areas of Mallorca, an electric hot water heater will not last more than a few years. City GAS and BUTANE boilers last a lot longer, but should be inspected at least once every year or two, or most importantly, if you have been away from your property for many months, its well worth having a plumber visit for a few minutes to check to see all is safe and correct. The NEW generation of gas or butane hot water heaters are very safe and secure, and last decades - I know from experience!

At this moment in time there is a good selection of the latest technology in heat pumps and converters that both cool and heat your home. Its very important that you deal with an established professional company who understands well the product and able to match it to your needs.

DE-HUMIDIFYING and DAMP TREATMENT of WALLS and CEILINGS:
Mallorca suffers from high humidity especially when your property is close to the seaside areas of the island. Also the older homes and apartments on the island were built without any insulation or damp-proofing of walls, floors and ceilings. There are a large range of products and treatments of the latest generation that can solve permanently any damp problems you may have. I personally have fought this problem in my garages for years until I discovered some new products that can be applied directly to the wall or floor and eliminates this problem for once and for all. It will be a pleasure to help you in this area as well.

This is one department we specialize in...we can draw up for you the agreement and or contract between you and a technician, worker or company where its done in both Spanish and English or German, and it includes point for point what is expected of the company and or professional and the conditions, costs and most importantly the guarantees. Before allowing anyone to begin an important piece of work on your property, its important to have an agreement established that is clear and concise and avoids mis understandings and problems in the future.
